Villa extensions carry a heavier review than commercial fit-outs because the structural implications are real and the external appearance is governed by community design rules. We handle both the government permit and the master-developer NOC that must precede it.

The sequence matters
The master-developer NOC comes first — Nakheel, EMAAR or your community management — then the Dubai Municipality submission. Preparing both in parallel is fine, but submitting to DM before the NOC is in hand simply produces a rejected application.

Extensions that exceed the permitted plot coverage, designs that break the community façade guidelines, and anything encroaching on a setback line. We check all three against your affection plan and community rules before design work begins, so you find out at the start rather than after paying for drawings.
