What this covers
Dubai Municipality is the primary permitting authority for every mainland property in the emirate. If your unit is not inside a free zone or a master-developer community, your fit-out permit starts here. We prepare the drawings, assemble the document pack, submit through the DM portal and close every comment until the permit is stamped.
Who needs it
- Retail units, offices, restaurants and clinics fitting out a mainland space
- Anyone altering internal partitions, ceilings or the approved layout
- Villa owners adding an extension, majlis, shade or pool
- Businesses changing shopfronts, signage or facade elements
How the process runs
We start by reviewing your affection plan and tenancy documents to confirm DM is in fact the right authority. We then prepare or correct the architectural drawings, gather the landlord and community NOCs, and submit the complete pack. From that point we track the file daily and respond to every authority comment in writing until it is closed.
What usually causes delays
Four things account for most rejections: drawings that do not match the affection plan, expired or missing NOCs, partition layouts that block a fire escape route, and mechanical drawings never coordinated against the architectural set. We check all four before anything is uploaded, which is why our packages clear on the first submission far more often than the market average.
What you receive
- Full architectural drawing set prepared to DM standards
- Affection plan review and existing-condition survey
- DM portal submission and daily tracking
- Comment closure and resubmission at no extra cost
- Stamped permit and completion certificate
